3. Why do Eastern Suburbs apartment buildings spall faster than buildings further inland?

Proximity to the ocean means constant chloride exposure. Salt penetrates the concrete cover and corrodes the steel reinforcement inside; as the steel rusts it expands, cracking and dislodging the concrete around it. Buildings within a few hundred metres of the coastline generally warrant facade and balcony inspections on a shorter cycle than equivalent buildings inland.
